Buying a home is certainly not for the faint of heart. It can be a gruelling process and sin some markets more so than others. Therefore, it particularly important that you are ‘prepared to be prepared’, so to speak.
The unfortunate thing is, that if you have not done your homework before you find a home that ‘makes your heart sing’- when that home does present itself, and it will - you may not be ready to buy it, missing the opportunity of making it yours. And that would be devastating.
So, purchasing with a plan is absolutely key.
In essence this is how I support you as a Buyer:-
1) Meet with you to discuss the type of home that you are looking for in the area you are looking for in the price bracket that fits your needs.
2) Assist you find a mortgage broker or banker who will get you on your way to being ‘pre-approved for a purchase’ at some future time.
3) Assist you search for a home. This is indeed the ‘fun’ part.
4) Complete the steps necessary for making an offer on a home that ‘makes your heart sing’. This will be based on the price and terms you choose.
5) Present and negotiate your offer, ensuring that it is the best offer you are willing and able put forward. This will hopefully be sufficient to ‘seal the deal’ and make your offer the one that goes under contract.
6. When your offer becomes the ‘Accepted Offer, it is my job to ensure that any and all of the conditions contained therein are met by the dates established and agreed upon.
7) Walk you through the due diligence required to fulfill your contractual obligations. This may involve an inspection, an appraisal, a meeting with the home builder if you are purchasing a brand-new home and so many other agenda items. In essence, what we do in this phase is make sure that everything will be ready for a perfect closing. This is a very detailed and exacting time and as I mentioned earlier, critical to the optimal final result.
8) Assisting you through closing day process. This incorporates a ‘pre-closing’ inspection, and the culmination of all our work, and the lawyer’s work up until now. This indeed is a very busy, but exciting day for all. Job well done!
